Refinishing is cheaper than replacing, and usually better.
If your boards still have thickness above the tongue, refinishing gets you a floor that looks new for roughly a third of what replacement costs. Original old-growth oak in a Chicago bungalow or two-flat is denser and better looking than most of what you can buy today, which is a real argument for saving it.
We sand with dust containment attached to the machines, so the house stays livable and you are not finding grit on windowsills for a month. Sanding is done in stages through progressively finer grits, because the scratch pattern left by the coarse cut is exactly what shows through the finish if a crew rushes it.

Water-based or oil-based, and how to choose.
Oil-based polyurethane ambers over time, which warms up a floor and suits traditional interiors. It costs less and it is more forgiving to apply, but it smells strongly and takes longer to cure before furniture goes back.
Water-based finish dries clear and stays that colour, so a white oak floor keeps its pale tone instead of going yellow. It cures much faster and it is far lower odour, which matters if you are living in the house. It costs more per square foot.
If your floor is in good shape and you only want to refresh the sheen, a screen and recoat skips the full sand entirely and costs considerably less. We will tell you at the measure if that is all you need.

How much does refinishing cost per square foot?
Sand and refinish starts at $3 per square foot. A screen and recoat, where the floor does not need a full sand, costs less. Both include a free on-site measure first.
How many times can a floor be refinished?
Solid hardwood can usually take four to six full sandings across its life, depending on the thickness above the tongue. Engineered depends entirely on veneer thickness. We check yours before quoting.
Is the sanding really dust-free?
It is dust-contained, not dust-free. Our machines run to containment units that capture the large majority of it. Some fine dust always escapes, and we would rather tell you that up front than promise otherwise.
How long before I can walk on the floor?
Light foot traffic in socks is usually fine within 24 hours of the final coat. Furniture and rugs should wait several days, longer for oil-based finish. We give you exact timing for the product used on your floor.
